The time is now to purchase a home or other type of property in Mississippi with the incentive that the United States Government is offering with the $8,000 homebuyers tax credit. The American Recovery and Reinvestment Act of 2009 is an awesome opportunity for homebuyers to purchase a home. There is a few requirements to meet for this tax credit. This credit is available for homes or properties purchased on or after January 1, 2009 and before December 1, 2009. The next requirement is he tax credit does not need to be repaid back to the government like the credit that was given to United States Citizens a few years ago. The tax credit that you are eligible for is equal to 10 percent of the home’s purchase price up to a maximum of $8,000. The last requirement for the tax credit is it is for first time home buyers only. The IRS defines a first time home buyer as someone who has never owned a single residence during the three year period before this purchase. The American Recovery and Reinvestment Act of 2009 has been very successful to getting the home market up and running again. People are feeling more confident with buying homes even with the slumping economy which does seem to be getting better.

For home sellers it is starting to be a great time to place your home or property on the market. There are some things that you need to consider before doing so. You need to be ready to sell your home, once it is on the market you don't want to back out of the deal. The next thing to consider is what issues you are having with the home or property. If there is something that needs to be fixed make sure you disclose that when you are asked about it. The next step is getting your home ready to sell by painting, any maintence that needs to be done like roof repair, furnace updates, windows and lighting, lawn repair and landscaping needs. The next thing to consider is what the outside of your home looks like, you don't want it to standout too much from the other homes. Making it noticeable is fine just do not overdo it. One of the most important things to consider before placing your home on the market is what price you should put on your home. You will want to check with the area you live in and see what the price comparables are on the other homes. You don't want to come in way to high or way to under what the other home owners are asking for their homes. The last thing to consider, not meaning it is not important by any means, will be your agent. Make sure you are getting an agent that you feel comfortable with and you think will do a good job trying to market and sell your home. Maybe you have a friend that is an agent or you do have the option of asking the agency you are interested in for a few references of past home sellers or home buyers to see how they worked for them.
